Happy Memorial Day

Today we honor the men and women who gave their lives defending our country. While you enjoy the time with our family we hope you take a moment to remember what today is truly about.

Memorial Day dates back to the Civil War era when citizens designated a day to decorate the graves of the fallen soldiers.  In more recent times, we honor all those in the US Military who gave their lives fighting for our freedom.

From everyone at Landmark Custom Homes we hope you have a fantastic Memorial Day weekend.

Prettiest Shoes

I went into Claire's (yes, the little girls jewellery store!) the other day with my daughter and found the most beautiful shoes.

Beautiful gladiator sandals!!

They have a lot of floral items in store, but these are the prettiest.

I wore them and got so many compliments.

They are my favourite, but what I love is that they look sophisticated enough so you don't look like you are wearing shoes from a little girls shop.

Have fun shopping.

Buying a new home? Consider this.

Buying a home is a big decision and one that requires patience, and some pre-planning. When buying a new home or deciding to build a custom home it is very important to consider location, the community, and features/needs.
Below are important questions to consider.

1. Location
    a. Do you want to live in an established neighborhood?
    b. Do you want to live in a new neighborhood?
    c. What do you want to be close to?
        i. A good school
        ii. Hospital
        iii. Shopping center
        iv. Work
        v. Highways

 2. Community
    a. Do you want to live in an upscale gated community?
    b. An upscale country club with lots of amenities?
    c. A recluse area?
    d. A waterfront area?
    e. What do you want your view to be of a golf course, water, etc?

3. Features/Needs
   a. What do you like about your current home?
   b. What do you dislike about your current home?
   c. What do you want the size of your new home to be?
   d. Do you want a front yard? Backyard?
   e. How many bedrooms or bathrooms do you need?
   f. Do you entertain frequently? Do you need a formal living room?
   g. What kind of kitchen do you want?
Wide open space or hidden out of view?
Do you need a breakfast area? A formal dining room?
   h. Do you need a garage? Carport? Porte cochere?
   i. Consider the following features:
        i. Fireplace?
        ii. Media room?
        iii. Pool?
        iv. Spa?
        v. Cabana?
        vi. Outdoor kitchen?
        vii. Den?
        viii. Study?
        ix. Crown molding?
        x. Flooring: tile, marble, wood?
        xi. Type of appliances?

There is a lot to consider when choosing the perfect home to build or buy. As luxury home builders, our job is to work with homeowners to build the perfect home. Our role as experts is to help guide home owners through the construction process so that nothing is left unturned. Shabby Chic Dresser

When I first saw this dresser on kijiji I saw great potential,  I saw what it could be.

It has amazing lines, and was just what I was looking for.  There is something classic about a 3 drawer dresser and it's perfectly sized for the small wall area I was using.

I was unsure about the handles, so I took them off and filled the holes. I knew it called for a little decoration.  I found what I wanted on ebay, and also online, http://www.doityourselfchic.com/ .  I chose a perfect little piece for the top drawer.

Easy to do, apply with glue, tape it into position and wait.  I taped and waited and began painting.  Since the walls are cream I chose Benjamin Moore Pearl Snowfall White, a perfect bright white.  Great paint, a sheen (which I find works best with furniture) and easy application.  I painted 2 coats in a few hours and then decided on handles.

I found what I wanted at Home Depot.  I looked at Lee Valley Hardware, & Anthropologie but Home Depot had handles that matched the vintage look of the dresser.

I think it all came together well.

The applique makes it work.

The knobs look vintage and suit the dresser perfectly.  I never would have guessed I would find these at Home Depot.

It's a funny wall.  It has a 3 light switch, the doorbell, an empty switch panel and the thermostat.  To hide this is impossible so I added enough to make all that the last thing you notice.

I am in love with the convenience, the way it turned out, and how perfectly it fits the wall.

A cloche from Urban Outfitters on a silver dish given to my parents when they wed.  When I saw the cloche I knew it would fit perfectly.

All this work was worth it.

Until next time,
Patricia

Custom Building a Luxury Home-Part 3

In the blog post, Custom Building a Luxury Home-Part 1 we decided it was location, then selection of the home builder that were crucial first steps in the building process. Then in the blog post titled, Custom Building a Luxury Home-Part 2 we discussed the importance of planning a budget and creating functionality.

In this last portion, we will be discussing the final topics to consider before deciding on a custom home versus an existing luxury home.

Luxury homes are owned by high net-worth individuals, who naturally want to protect their families and valuables. When building a custom home, security and privacy are major factors that must be considered. Most luxury homeowners opt to build a home in a gated community. If a location outside a gated community is desired, a personal security gate is a must. Aside from the gate, the interior and exterior of the house can be fit with motion detection systems and cameras for even greater protection.

The last thing to consider is the possible resale of the home. Typically individuals who build a custom home live a long period of time in the custom built home, but this is the right time to consider all possibilities. If, later down the road, the homeowner does decide to sell their dream home it is important to have interested buyers who also view the home as their dream home. While there might be some features that are of particular interest, always consider whether they increase or decrease the value of the home.

Finally, if those in the market for a luxury home, should weigh the pros and cons associated with either building a home or buying an existing home. While there are benefits to both, custom home building allows buyers to control the home's layout, add personal touches and pick features that fit their lifestyle. On the other hand, for those worried about costs an existing luxury home might be the best option.

White wonders

I have  previously  mentioned my plants but lately one is just outstanding.  My gardenia is flowering and the scent is heavenly. These beautiful blossoms look like roses when they first open.

This beauty is barely touched by the smell which just floats on the air.

I feed my plants once a week, which may be why I'm getting such great blossoms.

(There was a white octopus as well but I chose this cute green one)

I'm moving furniture around and trying to see what works.  I like a table behind the couch for the smell of the gardenia and a light.  I got this table in a flower shop flood for $10.00 (same flood as the previous posting).

I love the industrial edge, rusty details and clear shelves.

I'm still working on things.

Trying to figure out what works and what doesn't.

Let me know what you think.....

Until next time,
Patricia
